At former site of The Greenery in Breda

Up-to-date refrigerated company space for rent, 8,500 m2, part rental negotiable

The former Greenery building at the front of the I.A.B.C. site in Breda has 8,500 m2 cold store for rent. The entire shed is refrigerated, and the space contains 12 cooling cells with a cooling capacity from 200 to 400 tonnes per cell, and temperatures can be adjusted from -3 to +20 degrees Celsius. The front of the building has 12 docks available, and the side an additional five. Part of the building served as a packing station, and could be used to this end again. The building also has office and canteen facilities available.


 
Jan Vernooij used to be the owner and manager of fresh produce company Jover, which he then sold to The Greenery. However, Jan remained the owner of the building, and in recent years he invested in an expansion of the shed, which is located at the entrance of a representative industrial estate. The former Jover building has been completely adapted. The shed has been renovated, the cooling cells have been modernised, and a number of new office spaces have been realised on the upper floor. In short, the space is completely up-to-date and suitable for both companies in the fresh produce and in the logistics sector.



Jan explains: “Four tenants are currently using our facilities, and we have a good synergy. Helmer BV takes care of warehousing for a number of companies. Special Tom is specialised in the import of tomatoes and fruit from Morocco and Spain. Fresh Concept is specialised in soft fruit and exotics. FruitFul Office is specialised in the delivery of fruit baskets for companies in the south of the Netherlands and in Belgium.”



Helmer BV, managed by Lizette Noordijk-Helmer, is a logistics service provider in the broadest sense of the word. For example, Helmer takes care of warehousing for a number of companies. Breda is the customs location, and that is why Helmer can take care of all necessary formalities. Furthermore, Helmer takes care of various packing activities for its customers, such as repacking and labelling products.



In addition, the possibility of cross docking is used for various customers. For example, products from Southern Europe can easily continue their journey to Eastern Europe and Scandinavia. Products from overseas, for instance, could be stored for a longer period if desired.



FruitFul Office anticipates the health trend of companies. This is a market that grows significantly annually, and by now, a growing number of delivery vans are driving around to deliver fruit baskets to various companies daily. FruitFul Office uses the reception opportunities of Helmer.


 
That the companies have much synergy is proven by Jean-Paul Nuijten from Special Tom, which moved into the building in July 2016. “From the first moment, our cooperation with Helmer has been completely satisfactory. Helmer takes care of all of our logistical activities. They have access to our computer system, and they can see exactly what is coming in and what should be reloaded. To us, it is a golden combination. And in the unlikely event of a problem, I just give Lizette or Jan a call, and it will be solved, but it has just been going very well.”

Dieter Vanstaen from Fresh Concept is also very satisfied with the location. “We outsource all of our logistics activities, as well as packing and labelling, so that we can focus on our core business: buying and selling soft fruit, berries, rhubarb and exotics. That cooperation is satisfying for all involved. Lizette and her team are just truly on top of every case. When they conclude a pallet has not been loaded at the scheduled time, they take the initiative and come to us. The stock administration is always correct, no pallet has ever gone missing, and it has not yet happened that something was not loaded.”

Both men also praise the location of the building, right on the A16 (Antwerp-Breda-Rotterdam), beside junction Princeville and directly left of the entrance to the I.A.B.C. site. “We are at a strategic location here. We are at the front of the I.A.B.C. site, which means our drivers do not have to look around for us. As far as we are concerned, a number of fresh produce companies will soon join us. It is good for synergy when companies strengthen each other, so feel free to come over and take a look!”
