21,000m² fruit and vegetable warehouse being established in the western Rhine-Ruhr region

"The relocation of Papp Logistics benefits Mönchengladbach and the region in multiple ways"

In the future, the Papp Company from Ottobrunn will manage the fruit, vegetable, and fresh produce range for the entire region in Rheindahlen on behalf of a leading German discount retailer. For this purpose, the property owner Ixocon, a project developer from Hamburg, is specifically building a 21,000 m² distribution warehouse. Papp Logistics will be the sole tenant of this innovative project at Hamburgring 3. The fact that Mönchengladbach won the contract for this project is thanks to the project developer bienen+partner, who coordinated the negotiations between the property owner and tenant. This will create 100 partially highly qualified jobs.

"This new settlement benefits Mönchengladbach and the region in several ways," says Norbert Bienen, Managing Director of bienen+partner Immobilien GmbH.

Especially important for the city: Around 100 jobs are being created. As it involves the professional handling of food, many of these are highly qualified. "Such success stories are particularly good for the Mönchengladbach economy at this time," says Norbert Bienen. The fact that the nationwide and internationally active players Ixocon and Papp Logistics have chosen Mönchengladbach as the location for the new building was anything but a foregone conclusion. "Such projects require someone who understands the different needs of the companies involved and can connect them," says Rolf Zimmermann, who has accompanied the project for bienen+partner Immobilien GmbH. Decades of expertise and the network are ultimately decisive for the successful mediation.Since building rights already existed for the over 40,000 m² property, construction at Hamburgring can start very quickly. Work is due to start in February, and less than a year later, the large fresh produce hall should be ready for occupancy.

The new building will be built and insulated to the latest energy standards. This will save a significant amount of energy compared to conventional refrigerated warehouses. The hall is expected to receive a gold certification from the German Sustainable Building Council. The roof will be equipped with a photovoltaic system, and all wastewater will be completely seeped away.
